Breakfast restaurant with second-floor housing planned for Texas Corners

TEXAS TOWNSHIP, MI — Builders are prepping a vacant lot in Texas Township for a new local restaurant location.

The first structure slated to go up at 7265 West Q Ave. is a Berries Pancake House, per township documents.

Berries owner Chris Mavrakis said agreements have not been finalized, yet.

Berries would occupy the 3,695-square-foot first-floor space, per township documents. The second level would be built out for housing with at least one residential unit.

Plans include outdoor seating for about 40 people and 24 parking spaces, said Planning Director Kelly McIntyre.

The site plan was approved by the planning commission on Tuesday, May 27, with conditions, McIntyre said.

Once minor adjustments are made, the plans will return to the township for administrative approval.

Developers will not need to go before a township board for further approval, she said.

Bosch Architecture owns the land and is acting as the developer, McIntyre said. Businesses looking to build there work with President Steve Bosch to make it happen.

He expects to break ground on the project within a month, Bosch said. The business would take ownership in the fall.

The site has room for seven two-story, mixed-use buildings, per township documents.

A commercial space like this one will cost around $1 million to build, Bosch said, while smaller units would run $400,000 to $500,000.

The currently vacant field sits adjacent to the Texas Township Hall, per city documents, in the Texas Corners business district. It’ll offer a mix of retail, restaurant, office and residential space.

“I want to have an old school downtown feel,” Bosch said.

Berries’ current location, 4311 S. Westnedge Ave., offers Greek specialties, breakfast and lunch options like omelets, pancakes, burgers, sandwiches, skillets, crepes, salads and wraps.

Berries closed its downtown location in July 2024, Kalamazoo Gazette previously reported, just a year after opening. A restaurant called Legacy Table opened in its place.
