The most recent data from the National Institute of Statistics (INE) shows that there was a drop in the prices of houses sold in seven parishes of the capital, especially in Marvila, and in two areas of Porto (Campanhã and Foz), according to a report by idealista.
In the last year ending in June 2025, the median price of houses sold in the Lisbon municipality was 4,525 euros per square meter (euros/m2), registering an annual growth of 7.7%. But house prices did not rise in all areas of the capital.
“In seven of the 24 parishes in the municipality of Lisbon, the median sales price was lower than that recorded in the same quarter of the previous year, with the most significant decreases occurring in the parishes of Marvila (-16.9%) and Areeiro (-12.7%),” reads the INE bulletin published at the end of October. Other price drops were observed in the parishes of Santo António, Santa Maria Maior, Arroios, Misericórdia, and Belém.
The vast majority of Lisbon’s parishes (17 out of 24) continue to experience rising house prices – some at a rapid pace. Ten areas of the capital were counted where the cost of housing even rose by double digits in the last year, with the largest increases recorded in Beato (32.3%) and Campolide (23.4%).
It was precisely the appreciation of housing in the capital in recent years that explains the fact that there are seven parishes with prices above 5,000 euros/m2. The most expensive square meter (m2) of all continues to be found in Santo António (6,031 euros), despite the annual price adjustment. Parque das Nações is the second most expensive parish to buy a house (5,840 euros/m2) and the price increase is still not letting up, having grown by 17.4%.
The most affordable area to buy a house in Lisbon is Santa Clara, where the median cost of housing is 3,450 euros/m2, after having risen 5.6% in the last year.
In terms of houses sold, the INE (National Institute of Statistics) only reports that “the parish of Lumiar registered the highest number of family housing transactions (857) and Carnide the lowest (128) in the last 12 months ending in June 2025”.
Porto
The reality of housing in the municipality of Porto is quite different from that observed in the capital, showing significantly lower prices. The median price of houses sold in Porto was €3,060/m2, having grown by 2.3% in the last year ending in June.
Analysing the municipality of Porto closely, house prices fell in two areas, as revealed by the institute:
- Campanhã (-8.5%), a parish in clear urban expansion, presents the lowest cost per m2 of housing of all (€2,819);
- Union of Parishes of Aldoar, Foz do Douro and Nevogilde (-3.6%), the prime area of Porto, where buying a house is most expensive (€3,836/m2).
All five other areas saw house prices rise at a faster rate than the municipality of Porto itself. The largest increase in the price of houses sold was observed in the Union of Parishes of Lordelo do Ouro and Massarelos (10.5%).
“The number of sales of family dwellings in the parishes of the municipality of Porto varied between 1,002 in the parish of Paranhos and 354 in the Union of Parishes of Aldoar, Foz do Douro and Nevogilde,” says the same bulletin.
