Cypriot startup launches tenant credit check tool to tackle bad renters

Property owners trying to avoid problem tenants, late or unpaid rent, and damage to their properties are now able to properly assess all interested parties through a new digital tool developed by a young Cypriot entrepreneur.

Christos Clerides, 28, has developed and launched an innovative solution that is being used for the first time in Cyprus, which can free property owners and estate agents from time-consuming processes and unnecessary headaches, whilst reducing the risk from bad tenants and future problems.

The Tenant Credit Check Tool from Proper Property is a new tool in Cyprus that allows property owners and estate agents to check the creditworthiness profile of interested parties before choosing someone to rent to.

The founder and Chief Executive of Proper Property, Christos Clerides, spoke to Phileleftheros about the venture, answering key questions about how it works, the security of the system, and the reasons that led him to develop this pioneering tool.

How did the idea for creating this tool come about?

The idea was born from personal experience. Having lived as a tenant abroad, in the Netherlands, the United Kingdom and later in Cyprus, I realised how different the rental market operates from country to country.

Abroad, the process is clear, organised and data-driven. In fact, in many countries it is not legally permitted to rent a property without a prior credit check of the tenant.

In Cyprus, however, the market continues to rely mainly on personal trust and “instinct”.

This difference led us to look for a solution that would bridge the gap. Through our strategic partnership with Atokes, a pioneering Buy Now, Pay Later platform, we developed the Tenant Credit Check Tool, a modern digital tool that brings transparency, reliability and technological innovation to the Cypriot rental market, aligning it with European standards.

Can you explain in simple terms how it works and who can use it?

The process is simple, secure and fully digital. The owner or agent creates an account on the platform, registers the property they want to rent and invites the prospective tenant.

The tenant receives the invitation, answers a few basic questions, such as whether they are a family head, employed or a student, and through a secure connection with their bank the assessment process is carried out automatically.

Everything is done with complete protection of personal data, in accordance with GDPR, without storing or sharing information with third parties.

Within a few minutes, the detailed credit report is ready, giving the owner or agent a clear picture of the tenant’s solvency and reliability.

The tool is aimed at owners, agents and property management companies, whilst it will soon be available for tenants who want to present their own creditworthiness profile.

For example, in the future, a tenant will be able to have their own account, display their rental history and reliability score, and present it to potential owners when looking for a new property. This creates a digital reputation that will accompany them with every rental.

Is there any charge for this service and what does someone need to do to register?

Yes, the service is offered at a cost of €25 per check, which covers the assessment process and connection to the credit analysis platform.
