The state-owned bank issued 48.5 million somoni in mortgage loans in the first half of 2026, up 40.7% from a year earlier.

Tajikistan’s state savings bank Amonatbonk may consider extending mortgage repayment terms beyond the current 10-year limit, the bank’s chairman, Alijon Salimzoda, said at a news conference in Dushanbe on July 17.

In the first half of 2026, Amonatbonk issued 48.5 million somoni, or approximately $5.2 million, in mortgage loans to 143 clients purchasing real estate.

The volume of mortgage lending increased by 40.7% compared with the same period last year, while the number of borrowers rose by 24.4%.

Salimzoda said the annual interest rate on mortgage loans had been reduced from 18% to 14%, while the maximum repayment period had been extended from five to 10 years.

According to him, the changes were introduced in response to concerns raised by citizens and journalists about high mortgage costs and short repayment periods.

During the news conference, it was proposed that the loan term be extended beyond 10 years, as many borrowers cannot afford the current monthly repayments.

Salimzoda said the bank would examine the possibility of a further extension, taking into account its financial capacity and existing lending conditions.

Amonatbonk began issuing mortgage loans in 2022.

Although Tajikistan adopted its mortgage law in 2008, commercial banks were initially reluctant to provide long-term housing loans because of limited financial resources and the time and costs involved in resolving disputes through the courts.

Amendments adopted in late 2019 and effective from 2020 allowed banks, under certain conditions, to sell mortgaged property without first obtaining a court ruling if a borrower fails to make payments on time.

Borrowers may still challenge the foreclosure in court if they believe their rights have been violated or seek to have a notary’s enforcement order declared invalid.
