Data from idealista’s price index also reveals that, with this evolution, renting a house in Portugal had a median cost of 16.6 euros per square meter (euros/m2) at the end of November.
The price of houses for rent increased in 15 of the 17 capitals (or autonomous regions) analysed between November and the same month last year.
Among the cities with the largest increases in rents are Ponta Delgada (15.9%), Viseu (12.8%), Leiria (10.8%), Viana do Castelo (10.8%), Santarém (8.4%), Faro (7%), Coimbra (5.7%) and Setúbal (5.1%). There were also increases in Funchal (4.8%), Braga (4.7%), Vila Real (4.7%), Aveiro (4.2%), Lisbon (2%) and Porto (1.3%).
Note also that house rents remained practically stable in Évora (0.3%) and fell in two cities: Bragança (-5.8%) and Castelo Branco (-0.9%).
Most expensive
Lisbon remains the most expensive city to rent a house, at €22.4/m2, followed by Porto (€17.8/m2), Funchal (€16/m2) and Faro (€14.6/m2). Next comes Setúbal (€13/m2), Ponta Delgada (€12/m2), Coimbra (€11.8/m2), Évora (€11.7/m2) and Aveiro (€11.7/m2). In the intermediate segment are Braga (€10.2/m2), Viana do Castelo (€9.2/m2), Leiria (€9/m2) and Santarém (€8.9/m2).
The most economical district capitals for renting a house continue to be Viseu (€7.9/m2), Vila Real (€7.4/m2) and Castelo Branco (€6.8/m2), in addition to Bragança (€6/m2), according to data from idealista.
