Imovirtual, a leading real estate portal, has presented the monthly barometer on the evolution of average advertised rental and sale prices in Portugal, including the autonomous regions. This study analyses data from November 2025 and compares it with October 2025 and November 2024.
Rents
The average rental value in Portugal rose to €1,400, reflecting an increase of +10% compared to October (€1,270) and +9% compared to November 2024 (€1,285). This represents a significant acceleration in a market where, despite the increases, marked differences persist between regions.
North
In the North, the average value rose to €925, representing a significant monthly increase of +15.6% and also +15.6% year-on-year. Bragança recorded the sharpest increase in the country, rising to €925 (+56.8% monthly; +85% annually). Porto increased to €1,150 (+9.5%), while Braga rose to €950 (+5.6%). Aveiro remained at €950, Viana do Castelo at €800, and both Vila Real (€600) and Viseu (€662) recorded marginal variations.
Central Region
In the Central region, the average price remained at R$ 800, practically stable compared to October (+0.6%) and with an increase of +6.7% year-on-year. Lisbon reinforced its position as the most expensive district in the country, rising to €1,800 (+4.05% monthly; +5.9% annually). Leiria fell to €850 (-5.5% monthly), while Guarda rose to €537 (+7.5% monthly; +25% annually). Coimbra remained at €800 and Castelo Branco at €550, without changes.
Southern Region
In the Southern region, the average price rose to €1,075, reflecting a strong monthly increase of +26.5% and an annual increase of +19.4%. Évora and Faro were the main drivers of this increase: Évora reached €1,075 (+26.5% monthly; +19.4% annually) and Faro rose to €1,300 (+8.3%). Setúbal appreciated to €1,250, while Beja increased to €775 (+15%). Portalegre reached €610, with a monthly increase of +10.9%.
Islands
In the autonomous regions, the average value rose to R$955, reflecting a monthly increase of +19.4% and an annual increase of +9.1%. Madeira remained among the most expensive regions in the country, rising to €1,510 (+7.8%).
São Miguel increased again, reaching R$1,300 (+8.3%; +62.5% annually). Porto Santo fell to €1,350 (-10%), while Terceira remained at €700.
Sales
The average selling price in Portugal was €440,000, stable compared to October and with a growth of +15% compared to November 2024 (€382,000). This monthly stability contrasts with the annual growth rate, which remains high in several regions, especially in the Center and the Islands.
North
In the North region, the average price was R$287,750, reflecting a 2.8% increase in the month and a 9.3% increase compared to the previous year. Porto continues to lead in prices, despite a monthly drop (-4.2%), now fixed at €420,000 (+10.3% annually). Aveiro rose to €383,000, Braga to €360,000, and Viseu to €229,000. Bragança remained at €115,000, still below the value of November 2024.
Central Region
In the Central Region, the average price reached R$274,500, representing a monthly increase of +0.9% and an annual increase of +27.7%. Lisbon remained the most expensive district in the country, at €650,000, with an annual increase of +15%. Leiria rose to €337,000 (+2.1%), Coimbra remained at €280,000, and Santarém appreciated again, to €269,000 (+34.5% annually). Castelo Branco fell slightly to R$107,750.
South
In the South, the average price increased to €275,000, reflecting a monthly increase of +1.85% and an annual increase of +23%.
Faro remained the most expensive district in the region (€570,000), followed by Setúbal (€492,000).
Beja increased to €195,000 and Portalegre to €132,000. Évora rose to €275,000, also reflecting an annual increase of +23%.
Islands
In the islands, the average price reached €234,000, representing a monthly increase of +30% and an annual increase of +33.7%. Madeira reached €600,000 (+4.3% monthly; +17.6% annually), while Faial doubled compared to the previous year (€370,000). Terceira Island increased to €258,000, while São Miguel remained at €399,000.
