Rising property prices in Zagreb are pushing more buyers to look beyond the capital, but even the surrounding towns, once considered affordable alternatives, are now seeing sharp increases of their own.
According to real estate expert Martina Naletilić, property prices in Zagreb and its wider region have been climbing steadily for several years.
However, over the past 12 months, prices in towns around the capital have risen even faster than those in Zagreb itself.
“In the second quarter of 2025, the average price of a flat in Zagreb was around 12 percent higher than a year earlier, while in the wider metropolitan area, prices jumped by as much as 18 percent,” Naletilić told Dnevnik.hr.
Although homes in nearby towns remain up to 20 percent cheaper than those in the capital, the gap is narrowing quickly. At the same time, buyers can still find more space and a higher quality of life outside Zagreb.
Places such as Velika Gorica, Zaprešić, Sveta Nedelja, Samobor, Dugo Selo, and Ivanić-Grad are attracting the most interest.
These locations offer good transport links, developed infrastructure, and a balance between affordability and proximity to the city, making them popular with young families and professionals.
“In Zagreb, smaller to mid-sized flats of up to 65 square metres are in high demand,” says Naletilić. “Outside the city, interest is growing for family homes with gardens and new builds offering more space, peace, and privacy.”
Buyers are increasingly seeking energy-efficient houses of up to 150 square metres, with functionality, accessibility, and connectivity now key priorities.
When asked if rising costs will push buyers even further out, Naletilić believes demand will remain concentrated within 30 to 60 minutes’ drive of Zagreb.

“Towns like Velika Gorica, Zaprešić, Dugo Selo, and Ivanić-Grad will continue to attract buyers. Although prices are catching up with Zagreb, the standard of living in these towns keeps improving,” she concludes.
